Are you licensed and insured, both with the state and the county? (Required in Pinellas County). Please provide copies of license's and insurance. (At King Contracting, we bring copies on our initial visit) verify at:
How long have you been in business?
Do you have a list of current references?
Who will manage the job on a day-to-day basis?
How do you handle issues that might arise during the project? (Believe us, they WILL arise, it is an unfortunate component of remodeling/construction)
How many projects like mine have you completed in the past year?
May I have a list of references from those projects?
May I have a list of business referrals or suppliers?
What percentage of your business is repeat or referral business?
Are you a member of a national trade association?
Are you active in the community?
Do you provide a work schedule timeline?
Unfortunately, based on surveys of respected contractors across the country, most people ask the wrong questions, and while they are important, the answers to these will be discussed during your pre-construction conference. You should NOT use these questions to make your decision on who to hire:1
When can you start?
How long will it take?
What time do you start and stop work each day?
Will you be here every day?
How much do you think my project will cost? (you'll get this when the contractor returns to present you with their proposal)
How much will it cost per square foot? (this is not a good measure for most home projects and is a wide range for room additions) See averages here
